Mixed-use Quarter at Rappenweg
ALP.X Group and Ginkgo, part of the Edmond de Rothschild Group, are developing an approximately 85,000 sqm site within the future GUTE UTA quarter at Rappenweg in Munich-Trudering. The joint venture takes responsibility for the development of the site within the wider 25.5-hectare planning area, working in close coordination with Bayerische Hausbau Development and alongside the other project participants and the City of Munich.
The planning area as a whole is expected to accommodate 2,000 to 2,700 homes, approximately half of them subsidised, together with commercial space, neighbourhood retail, restaurants, childcare facilities and extensive green and open spaces. The area is bordered to the south by the Munich S-Bahn line and to the north by Riemer Park. It is currently in commercial use, including light industrial activities, logistics and storage operations, which will continue on an interim basis until construction begins. The City Council adopted the project's key planning parameters (Eckdatenbeschluss) in October 2025. A masterplan resulting from a moderated cooperative planning process forms the basis for the next stages of the planning procedure, and early public participation took place in the first half of 2026.
