ALP.X Group and Ginkgo joint venture acquires 85,000 sqm site for major mixed-use urban regeneration project in Munich

ALP.X Group and Ginkgo will jointly develop an approximately 85,000 sqm site within Munich’s future GUTE UTA neighbourhood. The wider development is planned to deliver 2,000 to 2,700 apartments, around half of them subsidised.

Ginkgo and ALP.X Group have formed a joint venture to participate in the development of the future GUTE UTA neighbourhood at Rappenweg in Munich-Trudering. The investment marks Ginkgo’s entry into the German market and brings together its specialist European urban-regeneration expertise with ALP.X’s local investment and development capabilities.

In close coordination with Bayerische Hausbau Development, the joint venture will take responsibility for an approximately 85,000 sqm development site within the wider planning area. It will work alongside the other project participants and the City of Munich as the planning process progresses. The site is currently in active commercial use, including light industrial activities, logistics and storage operations, which will continue on an interim basis until construction begins. Located in the eastern part of Munich, the development is one of Munich’s most significant planned residential-led urban developments. The approximately 25.5-hectare planning area is expected to accommodate between 2,000 and 2,700 apartments, of which approximately 50 percent are intended to be subsidised.

The plans envisage a mixed-use urban neighbourhood combining a substantial amount of new housing with commercial space, childcare facilities, neighbourhood retail, restaurants and extensive green and open spaces. The development is being progressed through development plan (Bebauungsplan mit Grünordnung) No. 1728g of the City of Munich.

The ALP.X and Ginkgo joint venture will contribute to the coordinated development of the neighbourhood and its integration into the surrounding urban environment. The City Council adopted the project’s key planning parameters (Eckdatenbeschluss) in October 2025. A masterplan resulting from a moderated cooperative planning process forms the basis for the next stages of the planning procedure. Early public participation took place in the first half of 2026. The project participants will continue to work closely with the City of Munich and relevant stakeholders as the development progresses.
