Carnegie Mellon University picks Wynwood for its new Miami campus – a block from The Cloud One Hotel & Residences

Carnegie Mellon University (CMU) announced on 30 September 2026 that it will build Carnegie Mellon University Miami, a new 35-acre campus in Miami's Wynwood neighbourhood. The campus is funded by a $2 billion commitment from Citadel founder and CEO Ken Griffin, part of a $3 billion gift to the university that CMU describes as the largest philanthropic investment by an individual in the history of higher education. The remaining $1 billion goes to CMU's Pittsburgh campus.
The campus will be built on the former Mana Wynwood site, a block from The Cloud One Hotel & Residences Wynwood at 2215 NW 1st Place, a planned project being co-developed by ALP.X Managing Director Sebastian Lüdke, for which ALP.X Group provides development services.
What is planned
Once complete, CMU Miami is expected to host more than 3,500 undergraduate and graduate students, nearly 300 faculty members and over 600 staff. The university plans to organise teaching and research around major societal challenges, including health and biological discovery, national security, energy and climate resilience, and advanced manufacturing. The campus will include industry research laboratories and venture studios.
Construction is expected to begin in 2027, with the first graduate students enrolling in 2028, subject to regulatory approvals.
Our view
The announcement confirms a shift that has been underway in Wynwood for several years. The neighbourhood has moved well beyond its origins as an arts district: thousands of new homes have brought year-round residents, and employers such as Amazon, Sony Music, PwC and MIAX have opened offices there. Earlier this year, Ken Griffin, together with Goldman Properties, acquired the 545Wyn office building in the neighbourhood.
CMU is one of the leading US universities in computer science and artificial intelligence. Its arrival gives the finance and technology companies that have moved to Miami in recent years a local source of talent they have so far had to recruit from elsewhere – and a further reason to grow and invest in Wynwood.
A university of CMU's standing makes Wynwood even more of a full-time destination – a permanent institution that draws people in throughout the year. Faculty, visiting researchers, industry partners, prospective students and their families all need somewhere to stay and live close to campus. For hospitality and residential projects nearby, including The Cloud One Hotel & Residences Wynwood, this adds a further long-term source of demand.
